Commercial Building Restoration
Since 1995 Trillium Dell has been restoring, repairing and renovating commercial buildings. Much of our work has centered around downtown buildings built of brick or stone as well as timber frame and log structures, but has also included interesting projects such as early hydroelectric plants, water powered mills, theatres, converted buildings, and train depots. We often restore or replace heavy timber (often timber frame) trusses and floor systems as well as individual beams and other timber components. In many cases with timber frame restoration we can do the work in situ, without disturbing other areas of the building.
Trillium Dell is a member of the Timber Framers Guild and a registered participant in the federally approved Apprenticeship program through the Federal Department of Labor. We are qualified to work in municipalities where membership in a federally approved apprenticeship program is a requirement, and with any Prevailing wage work related to heavy timber (timber frame) activities whether it’s restoration or new construction of timber frame components or structural members in the building. Trillium Dell is the only company in Illinois and the Midwest qualified and trained to do commercial timber frame restoration and new construction with these requirements.
Besides offering heavy timber restoration for commercial buildings Trillium Dell offers full service or partial project management along with General contracting Services. Associated sub-contracted services we frequently offer and provide for our projects include: plaster repair and stucco, tuck-pointing of stone and brick, roof repair and replacement, and painting. In house restoration services we offer beyond timber frame work include: historic window restoration and replication, historic door restoration and replication, architectural trim work and moldings, interior wood work restoration and replication and other unique specialties such as the restoration of built-in gutter systems. Our historic window restoration projects are on-going at Trillium Dell as we almost have one such project going on at any given time. We have worked on many historic buildings throughout Illinois doing historic window and door restoration such projects have included: Chicago storefronts, 19th century downtown buildings, churches, historic homes, courthouses, schools, and banks. All of our historic window restoration projects can meet local energy code requirements and any standards as set forth by the National Park Service for restoration of historic windows.
We also provide building assessments and project feasibility studies for commercial restoration projects. These services usually involve a few site visits and a basic report, which may include structural considerations, architectural renderings, basic floor plans and drawings, as well as options for phasing the project and adaptive re-use. We can also provide stamped engineered drawings, full sets of architectural drawings as well as project scope, budgets, method statements and risk assessments for most commercial restoration projects. Since the mid 90’s Trillium Dell has been providing comprehensive restoration services for timber frame, log, and brick or stone commercial structures; spanning over 200 yrs. of Illinois building history.
